When Your Buyer And Seller Circumvent You: A Faux-Pas Of Flipping Houses

There are some ways you can discourage your buyer and seller from circumventing you when Flipping Houses.  Here’s what I recommend:1) Don’t allow the buyer and seller to communicate directly with one another.  Frankly, I can’t remember but one instance when the buyer wanted to speak directly with the property owner.  In that case, the buyer knew about flipping houses and referred to me as his “funding partner.”  In general, though, just say you’ll be happy to find out whatever information the buyer wants to know.2) The seller shouldn’t have any need to talk to the buyer.  If you have to mention the buyer at all, refer to him or her as your “funding partner.”  The buyer really is your funding partner – you’re the assignor on the property contract.
